Terms and Conditions

Thank you for considering our home for your upcoming stay. We strive to provide our guests with a comfortable and enjoyable experience. By completing your booking, you agree that you and your guests will abide by the following terms and conditions. Please read them carefully.

Prior to check-in, we will send you and your adult guests a form that everyone will need to read and sign, acknowledging our house rules and the city’s rules and responsibilities. The form will need to be signed before we can grant you access to the home.

Booking and Payment

  • The rental is reserved for the dates specified in the booking confirmation. Any changes to the booking must be made in writing and are subject to availability.

  • Payment is due at the time of booking.

  • Failure to make payment in accordance with these terms may result in the cancellation of your booking.

Occupancy

  • The rental is to be occupied by the number of guests specified in the booking confirmation plus an additional four daytime guests. Any additional overnight guests must be approved in advance.

  • The rental is not to be used for large parties or any commercial or unlawful purposes.

  • The responsible party (the guest who books the home) acknowledges that they are responsible for the behavior of and damages caused by all guests during their stay.

Check-in and Checkout

  • Check-in time is 3:00 pm on the day of arrival. Check-out time is 11:00 am on the day of departure.

  • Early check-in or late checkout requests must be made in writing and are subject to availability and an additional fee.

  • Late checkout without prior approval may result in additional charges.

  • Upon checkout, please follow all checkout instructions which will be sent to you the evening before your departure.

Smoking and Pets

  • Smoking is strictly prohibited inside the rental. We ask you to not smoke near our or our neighbors’ open windows. And refrain from leaving cigarette or cigar remnants on the ground.

  • Pets are not allowed inside the home. If evidence of pets is found without prior written permission, a $300 fee will be assessed. Any pet-caused damage to the home, yard, or furnishings will be handled as intentional damage, and will be charged to the responsible party.

  • Any evidence of smoking or pets inside the rental may result in additional cleaning fees.

Noise

  • Music and amplified noises are not allowed outside at any time, and indoor music must not be heard beyond the property line.

  • The city has instituted a quiet time policy from 10pm-10am. If the city gets any complaints about music or loud noise, they may issue you a citation of $500.

Liability and Damage

  • The responsible party assumes responsibility for the rental during their stay and must take good care of it, including all furniture, linens, and appliances.

  • Any damage or loss to the rental or its contents must be reported to the host immediately.

  • The responsible party is liable for any damage caused during their stay, and the host reserves the right to charge for any repairs or replacement items.

  • The guest agrees to indemnify the host against any claims made against them arising from their use of the rental, pool, and fire.

  • There is absolutely no diving allowed, and you will swim at your own risk.

  • No glass may be used in the backyard. It's very costly to drain the pool to find broken pieces of glass. Outdoor dishes are available in the home.

  • The responsible party agrees to keep all bottle caps out of the pool and spa to avoid creating permanent rust stains.

Pool Heat Fee

  • You may request the pool to be heated during your stay. We charge a fee of $85/night for the duration of your stay (not a fraction thereof).

  • We need 24 hours’ notice and payment to allow us enough time to heat the pool.

  • Spa heat and all other utilities are available at no charge.

Owner Entry

  • While we will certainly contact you, we or our representative retain the right to enter the property at any time.

Cancellation Policy

Short-Term Guests (less than 28 days)

  • Grace period: guests may cancel within 48 hours after the reservation was made and at least 14 days before check-in to get a full refund.

  • Guests must cancel at least 30 days before check-in to get a full refund.

  • If cancelled between 7 and 30 days before check-in, the guest pays 50% of the booking cost.

  • If cancelled less than 7 days before check-in, there’s no refund.

Mid-Term Guests (28+ days)

  • Guests must cancel at least 30 days before check-in to get a full refund.

  • If cancelled after check-in, the guest pays for 30 extra nights and 100% for all the nights they stayed.

  • If guests cancel within 30 days of checkout, there’s no refund.

All

  • Cancellations will not be given due to weather or other natural phenomena.

  • The host reserves the right to cancel a booking at any time for any reason. In the event of cancellation by the host, the guest will receive a full refund of any payments made.

Disclaimer

  • The host is not liable for any injury, loss, or damage to persons or property caused during the guest's stay.

  • The guest acknowledges that they are using the rental at their own risk.

  • The host is not responsible for any disruption to utilities or services outside of their control, such as power outages, water shortages, or internet interruptions.

Governing Law

  • These terms and conditions are governed by the laws of the state of California. Any disputes arising from them will be resolved in accordance with the laws of the state of California.

Entire Agreement

  • These terms and conditions constitute the entire agreement between the guest and the host and supersede all prior agreements, understandings, and representations.

  • Any amendments to these terms and conditions must be made in writing and agreed to by both parties.

  • By confirming your booking, you agree to these terms and conditions.
